Millennium Realty Investors
Millennium Realty Investors is managed by two seasoned real estate professionals, John F. Walsh and D. Timothy Byrne. Both individuals have extensive commercial and multifamily real estate experience. Mr. Walsh specializes in property identification, acquisition due diligence, loan negotiation and closing as well as renovation. Mr. Byrne is well experienced in renovation, leasing, marketing and asset management. Together Mr. Walsh and Byrne sponsor real estate investment opportunities to sophisticated, wealthy, non-institutional investors seeking competitive returns from real assets through active management and value enhancement.
Since 1990, over 50 individuals, from Wall Street investors, to high net-worth investors
have successfully invested in opportunities sponsored by John or Tim. Their investment strategy is simple yet effective:
- Maintain a network of property owners and brokers to assure first-round exposure to potential investment opportunities
- Focus on existing assets with operating histories
- Focus on underperforming assets
- Focus on ownerships exceeding 10 years, such that after-tax benefits have fallen for the owner, and existing ownership seeks new investment prospects
- Focus on high-growth markets in California, Florida, Texas, Arizona and niche markets elsewhere
- Perform extensive due diligence
- React quickly to opportunity
- Maintain a flat organizational structure allowing direct access to decision makers
- Utilize a small network of renovation and rehabilitation experts ready and able to commence capital improvements as necessary
- Utilize a small network of on-site property management firms that are top in the local market for increasing and maintaining tenant occupancy levels, while growing rents to market levels
- Utilize a network of debt capital sources that are familiar with opportunistic real estate investment strategies. A sample of such debt sources are:
- ABN-AMRO
- Arbor National Commercial Mortgage (FNMA)
- ARCS Commercial Mortgage (FNMA).
- Associated Bank
- Bank United of Florida

- City National Bank
